Preconstruction Manager AMERS

You will prepare CapEx proformas, estimates, schedules, cash-flow ledgers, and budget reviews for prospective developments. You will analyse contractor proposals and construction documents, maintain cost data, identify risks, collaborate across functions, and build contractor and partner relationships.

Responsibilities

• Generate site-specific CapEx proformas, conceptual estimates, RFP reviews, and delivery schedules.
• Prepare take-offs, cost estimates, and cash-flow and commitment ledgers.
• Lead Prime Contractor Budget Reviews and cost and schedule analysis.
• Review contractor and trade proposals for cost, scope, and schedule impacts.
• Analyse drawings, specifications, and proposals.
• Surface cost and schedule risks on prospective projects.
• Maintain the internal project cost database.
• Collaborate with estimating, construction, cost controls, engineering, operations, finance, and site selection functions.
• Build subcontractor, contractor, and partner relationships.
• Research products and installation techniques for cost roadmaps.

Requirements

• Bachelor's degree in Construction Management, Engineering, or a relevant discipline, or equivalent experience.
• 7+ years of related preconstruction or construction management experience.
• Experience developing and reviewing CapEx proformas, conceptual estimates, and cash-flow models.
• Experience reviewing contractor and major trade proposals.
• Understanding of construction drawings, specifications, and contracts.
• Microsoft Excel, PowerPoint, SharePoint, and Word proficiency.
• Willingness to travel up to 25%.
• Data center or mission-critical facility experience is strongly preferred.
